How much does rent start at, and what is included in the rent?
Our pricing varies based on availability and customer desire move in timeframe.
What amenities are included in the apartments and throughout the community?
Our apartment comes fully equip with a frost-free refrigerator, stove, dishwasher, microwave, central A/C and heating, patio or balcony, storage on select floor plans and full-size washer and dryer for your convenience.
Are your apartments pet-friendly? What are the pet policies, fees, and amenities?
We are a pet friendly community allowing up to 2 animals maximum per apartment. We have a pet friendly park in our community for your animals to enjoy. Our pet deposit is $500, with a $40 pet rent for cat and a $50 pet rent for dog, per pet monthly. Breed restrictions applied. Please contact the leasing office for more details.
What lease terms are available? Do you offer short-term leases?
We offer flexible lease terms starting from 10 thru 12-month lease term based on our lease expiration availability matrix.
How do I schedule an in-person or virtual tour?

How do I apply for an apartment? What are the application requirements and fees?
Please visit our website at www.miramonteandtrovas.com to complete your rental application online. Application fee is $56 per adult applicant (non-refundable). $300 hold fee to reserve your new home and the fee will be applied towards your security deposit at move in.
Is parking available for residents and guests?
Your apartment comes assigned with 1 parking space. (This can be either a carport, uncovered assigned parking space or a garage)
What utilities are included, and which are the resident's responsibility?
Residents are responsible for all utilities including: gas, electric, water, trash and sewer.
Is the community gated or secured?
Our community is gated.
What schools serve the community?
We are conveniently located to the following schools for our community; Heron Elementary School (.4 miles distance), Natomas Middle School (1.2 miles distance) and Inderkum High School (within walk-in distance from our community).
What public transportation, highways, and commuter options are nearby?
Our community is easily accessible to SacRT Route 11 (Natomas/Land Park) with stops along Natomas Blvd. Major regional access includes Interstate 5 and Interstate 80 via local connecting roads, alongside local neighborhood shuttles provided by North Natomas Jibe .
What restaurants, grocery stores, shopping, and entertainment are nearby?
We are centrally located in North Natomas with several grocery stores (Raleys, Safeway and Sprouts Farmers Market), plazas, and casual restaurants (Monsoon Burgers, Himalaya MoMo, Chef Frank Japanese Cuisine, Panera Bread and much more.
What parks, trails, and outdoor recreation are close to the community?
Our community is within minutes of North Natomas Regional Park, Wild Rose Park, Regency Community Park and California Lila Park. Trails and walking paths within 2 to 5 miles such as North Natomas Regional Park Loop, North Natomas, Wild Rose, and Valley Oak Loop, and North Natomas Park Network Trails.
